Painters in Downtown, Vancouver

Downtown Vancouver is the city's primary business district, and it is where Vancouver began: the City says the province designated Gastown and Chinatown as historic districts in 1971. That gives us two kinds of jobs here, office and strata work where the building sets the schedule, and heritage buildings where the age of the paint does. Celestial Painting is based on Sophia Street in Sunset, with more than 25 years of Vancouver work behind it. Ring (604) 374-0000 and we will book a free estimate.

Painters for Gastown and Chinatown: Two Historic Districts Designated in 1971

Staircase with white balusters and handrail beside brown painted walls and a doorway

The City of Vancouver says Gastown was incorporated as the City of Vancouver in April 1886 and burned to the ground that June. What stands there now is a collection of nineteenth century buildings and early twentieth century warehouses, clustered around Maple Tree Square at Water and Carrall Streets.

Chinatown runs along Pender Street between Carrall and Columbia, where the City says Chinese labourers settled after the railway arrived in 1887. It describes the district's look through recessed balconies, decorative parapets and cornices. A parapet or cornice that old holds layers of paint, so we scrape back to sound paint before we price a finish.

Old Downtown buildings carry different levels of protection. The City's heritage page describes Schedule A designations, where the exterior is fully protected from inappropriate alteration, and Schedule B designations, which protect specific features or portions of a building. Before you pick a colour for a designated building, call the City's heritage planners about exterior changes.

The City's landmark list for the core includes the 1912 Sun Tower at 100 West Pender, the 1914 CPR Station at 601 West Cordova and the 1930 Marine Building at 355 Burrard. Buildings of that age are why the first question our house painters ask on a Downtown job is the year it was built.

The 800 Block of Granville: A Commodore Ballroom Site With Four Retained Facades

On June 4, 2025, Council approved the Granville Street Plan, a 20-year vision for a safer, more pedestrianized downtown Granville. The City lists zoning updates, pedestrian zone pilots and early transit improvements on Granville, Howe and Seymour among the first steps.

The largest approved project so far is Bonnis Properties' redevelopment of the 800 block of Granville, which Council approved unanimously on February 10, 2026. Miss604 reports that it keeps the whole Commodore building, including the Commodore Ballroom, and retains and rehabilitates the facades of the Service Building at 800 Granville, the Cameron Block at 810, the Clancy Building at 816 and the State Hotel at 876.

Miss604 puts the project at 523 rental homes and 100 hotel rooms, and other reports give different unit counts, so we quote none as final. We found no construction start date. If your building shares a lane or a wall with that block, ask us about hoarding and street access when we visit, and we plan deliveries around what is posted.

Interior and Exterior Painting Downtown: Book the Elevator Before You Pick the Colour

Roller tray, masking tape, paint bucket and brush on a drop sheet

Inside a Downtown tower or office, the building usually owns the calendar. The strata council or property manager decides elevator bookings, loading dock times and quiet hours, and the City allows construction noise on private property only from 7:30 am to 8 pm Monday to Friday and 10 am to 8 pm on Saturdays, never on Sundays or holidays. We plan sanding and scraping inside those hours. Our residential painters handle interior painting for Downtown suites and offices and start with the building's rules, then the colour.

The exteriors we take on Downtown are storefronts, heritage frontages and lane-side walls. They need a dry spell and clear access, so exterior painting for Gastown and Chinatown frontages belongs to the dry months, and a November booking would be one we move.

Commercial Painting Along Robson, Gastown, Yaletown and Hastings Crossing

The City funds five business improvement associations Downtown: Downtown Vancouver, Gastown, Robson Street, Yaletown and Hastings Crossing. Each has its own street and its own tenants. Our commercial painters open every quote with one question: which hours can you not lose?

Offices, hotels and restaurants here repaint in stages around the people using them. We split the space into sections, paint one at a time and plan backward from the day you need it back. Our commercial painting for Robson Street and Gastown shops and offices works that way.

If you are a tenant, check the lease for who approves colour and finish, and in a heritage building the City may have a say too. Send us the clause and the street address and we price around it.

Lead and Old Paint in Downtown's Pre-1960 Buildings: Test Before the Scraper Comes Out

Health Canada treats 1960 as the dividing line: buildings from before it probably contain lead-based paint, and exterior paint applied from 1960 to 1990 may too. Gastown's warehouses, Chinatown's parapets and the 1912 Sun Tower all sit on the early side of that line.

Scraping or sanding old paint without a test puts lead dust into a building people use every day. Our advice is to test before sanding anything built before 1960. A positive result changes the plan, and sometimes the right plan is to leave sound paint alone.

What an Estimate Covers for a Tower Suite, a Gastown Storefront or a Heritage Building

We start with the address, the year the building was built and who has to approve the work. For a tower suite that is the strata or property manager. For a Gastown or Chinatown building it may include the City. For a storefront it is the landlord and the lease.

We price Downtown work after a visit, never from photos. Photos of the worst wall or trim help us prepare, and we ask for the building's rules on elevators, loading and quiet hours up front. A clear price comes before any date is booked.

Questions About Painting Downtown, From Gastown Heritage Rules to the Granville Plan

I am in Yaletown and searched for painters near me. Do you cover Downtown?

Yes. We work from Sophia Street in Sunset and cover all of Downtown, including Yaletown, Gastown, Coal Harbour and the blocks around Robson and Granville. Give us the address and we confirm timing at the estimate.

Do I need City approval to repaint a Gastown or Chinatown building?

The City decides, and the answer depends on the building's status. It says Schedule A designations protect the exterior from inappropriate alteration, and Gastown and Chinatown are historic districts. Call the City's heritage planners before you choose a colour for any designated or Heritage Register building.

What is happening at 800 Granville and the Commodore Ballroom?

Council approved the redevelopment on February 10, 2026. It keeps the Commodore building and retains the facades of four neighbouring buildings. We found no construction start date, so ask us about hoarding and access when we visit.

How does the Granville Street Plan affect a painting job nearby?

The plan Council approved on June 4, 2025 sets a 20-year vision, with pedestrian zone pilots and zoning updates first. Street changes can alter delivery access, so we ask about loading on your block at the estimate.

When can painters make noise in a Downtown building?

The City allows construction noise on private property from 7:30 am to 8 pm Monday to Friday and 10 am to 8 pm on Saturdays, with none on Sundays or holidays. Your strata may set tighter rules. We plan noisy prep inside both.

Do festivals and events change access to a Downtown job?

They can. The City lists the Vancouver International Jazz Festival in June and the Celebration of Light in July among Downtown's annual events. Tell us your block and we check the calendar before we book deliveries.

Can you repaint a shop or restaurant on Robson or in Gastown without a long closure?

Yes. We paint a section at a time and agree a reopening day before we start. Tell us which hours bring your revenue and we schedule the work away from them.

Is there lead in the paint of an older Downtown building?

Probably, if it was built before 1960. Health Canada says exterior paint from 1960 to 1990 may have it too. Ask for a test before any scraping.

Can you paint a suite in a Downtown tower?

Yes, with the strata's rules in hand. We work around your elevator bookings and quiet hours. Send us the bylaws and we match the schedule to them.

What should I ask before hiring a painting contractor for a Downtown job?

Ask who approves the work (strata, landlord or the City), whether they test for lead before sanding, and how they schedule around your hours. We are a painting company based in Vancouver, we visit before we price, and estimates are free. Phone (604) 374-0000.
