Painters in West Point Grey, Vancouver
Point Grey passed Canada's first zoning bylaw in 1922 to keep the area to houses, and most of those houses are still standing. A West Point Grey paint job is a house job more often than not: a boom-era exterior, a century of repaints, trim that has seen every colour fashion since. Our crew works out of a shop on Sophia Street in Sunset, and we have painted Vancouver homes and shops for over 25 years. For a free estimate, phone (604) 374-0000.

House Painters in West Point Grey: The 1922 Zoning Bylaw That Kept the Houses
The City of Vancouver says the Municipality of Point Grey passed the first zoning bylaw in Canada in 1922, and that it blocked development of anything but homes and their outbuildings. The City's West Point Grey page adds that the neighbourhood retains most of its original homes.
Most of them date from the boom. The City records $250,000 in building permits issued in 1912, the year it says the boom began. A house that old has layers of paint, and the layers decide the job, so our house painters scrape back to sound paint before they promise a finish.
Some of the survivors are grand. The City names two 1913 Tudor revival mansions designed by Samuel Maclure: Rear House, now the Aberthau Cultural Centre, and Brock House on Jericho Beach, now a seniors' activity centre and a restaurant. The Old Hastings Mill Store Museum in Pioneer Park, at the foot of Alma Street, was built in 1865 and is the oldest building in Vancouver, according to the City.
Most West Point Grey houses are plainer than a Maclure mansion and need the same things: sound wood, careful prep and a finish that lasts. Send us the street and the rough year your house was built, and our residential painters plan the prep before the first visit.
Jericho Lands and the Old Safeway Site: What Is Being Planned Around West Point Grey
Two large projects are on the City's record. The Jericho Lands plan covers 90 acres, and the City describes about 13,000 new homes for around 24,000 residents, with buildings from 4 to 49 storeys. Council approved the policy statement in January 2024 and the Official Development Plan on April 22, 2025.
The City's Jericho page still lists the Phase 1 rezoning application as the next step, expected in late 2025 or early 2026. We could not confirm that it has been filed, so we treat the timeline as open. If your house is near the site, ask us at the estimate what the schedule looks like, and book exterior work for a dry spell.
On West 10th Avenue, Council approved Bentall Green Oak's rezoning for the former Safeway site at 4545 West 10th on March 11, 2025. As submitted in July 2024 it has two towers of 19 and 21 storeys, 571 rental homes and a 35,255 square foot grocery store, and the City lists a development permit application, DP-2026-00569. Final numbers sit in the City's referral report, and we found no start date for construction.
Interior and Exterior Painting for West Point Grey Houses: Pick the Dry Weeks for Outside
A house from the 1910s or 1920s gets its exterior in this order: wash, scrape, repair, prime, paint. All of it needs dry weather, so a West Point Grey exterior booked for the middle of winter is a job we would move to spring. Our exterior painting for West Point Grey's boom-era houses starts by reading the age of the siding and trim, which tells us how many old coats sit underneath.
Rooms can wait for the rain. Walls, ceilings, trim and doors get repaired, primed and painted, with floors and furniture covered first. If interior painting for a West Point Grey home is on your list, winter is the time to book it, and the exterior can follow in spring.
Point Grey Village: Painting Shopfronts Along West 10th Between Tolmie and Trimble
The City calls Point Grey Village the area's shopping district, with many independently owned businesses, and it funds the Point Grey Village Business Improvement Association. Its history of the area says 40 shops lined 10th Avenue between Tolmie and Trimble Streets by 1924.
A shopfront from that era has taken many coats. Our commercial painters scrape back to sound paint, work section by section and plan backwards from your reopening day. Your busiest hours come up in our questions before colour does. Our commercial painting for Point Grey Village shopfronts follows that order.
If you rent your shop, read the lease before you hire any painting contractor, us included. It may say who pays for exterior paint and who approves the colour. Send us the clause and the street number and we price around it.
Old Paint and Lead Under West Point Grey's Boom-Era Siding
Health Canada's guidance is that a home built before 1960 probably has lead-based paint, and that exterior paint put on between 1960 and 1990 may have it as well. The City dates West Point Grey's building boom to 1912, which puts most of the older houses inside that window.
Scraping or sanding lead paint throws off toxic dust, and sometimes the safer choice is to leave sound paint alone. Put one question to every painter you talk to, us included: do you test before you sand? Get the answer in writing. On any house built before 1960 we would test first.

What an Estimate Covers for a West Point Grey House or a West 10th Shopfront
Every estimate begins with two facts: the address and the year the building went up. On a boom-era house we check the trim, the siding, the old paint and whether a lead test makes sense. On a West 10th shopfront we agree the sections of work and the day you reopen.
A West Point Grey house does not get priced from photos. We come and look, then give you a clear price before anything is booked. Photos of the worst board or trim still help us prepare, and tell us if the house is on the heritage list.
Questions About Painting in West Point Grey, From Zoning History to Jericho and West 10th
I searched for painters near me in West Point Grey. Is that you?
Yes, if you are in West Point Grey. We work from 6625 Sophia Street in Sunset and cover the whole neighbourhood, with timing confirmed at the estimate. Phone (604) 374-0000 and give us your street.
Why does West Point Grey still have so many older houses?
The City says the Municipality of Point Grey passed Canada's first zoning bylaw in 1922, which blocked anything but homes and their outbuildings. The City adds that the neighbourhood retains most of its original homes. For you that means a paint job here usually starts with old layers, so ask any painter how they handle prep.
Can I repaint a listed heritage house in West Point Grey, like the Maclure mansions?
The City's West Point Grey page names the Maclure mansions and the Hastings Mill Store as heritage buildings and says nothing about paint. A house on the Vancouver Heritage Register, or one that is designated, needs a call to the City's heritage planners about exterior changes before you pick a colour.
Will the Jericho Lands project affect a painting job?
The City's plan covers 90 acres, and the Phase 1 rezoning was listed as the next step with no confirmed filing that we could find. We ask about the site schedule at the estimate if your house is nearby. Tell us your street and we place the job against what is known at the time.
What is happening at the old Safeway site on West 10th?
Council approved the rezoning at 4545 West 10th on March 11, 2025, and the City lists a development permit application. As submitted, it is two towers of 19 and 21 storeys with 571 rental homes and a grocery store. We found no construction start date, so ask us about parking and access on your block.
Can you repaint a shop in Point Grey Village without closing it?
Yes, in stages. We split a shopfront into sections and plan backwards from the day you want to reopen. Give us the hours you cannot lose and we work outside them.
How do I know if my West Point Grey house has lead paint?
Health Canada's line is that a pre-1960 home probably has it, and that exterior paint from 1960 to 1990 may. A house from the 1912 boom is well inside that range, so ask for a test before anyone sands.
Do events at Jericho Beach Park affect a painting job?
They can change parking nearby. The City lists the Vancouver Folk Music Festival among West Point Grey's community events, and the 2026 festival ran July 17 to 19 at Jericho Beach Park. Tell us if your street is close to the park and we plan deliveries around any event.
Do you paint near Spanish Banks and Jericho Beach?
Yes, we cover all of West Point Grey, including the blocks near Jericho Beach and Spanish Banks. Give us your cross streets and we confirm the day at the estimate.
What happens when I ask for an estimate in West Point Grey?
Phone (604) 374-0000 or send the details through our contact page. Someone visits, looks at the surfaces and quotes a clear price before any work is booked. Estimates are free.
