Painters in Fairview, Vancouver
Fairview is where apartment blocks and towers replaced most of the houses, so a Fairview paint job is usually a strata suite, a walk-up or a South Granville storefront. Our shop is on Sophia Street in Sunset, and we have been painting around Vancouver for more than 25 years. The few old houses that remain get the same care as the towers. House Painters in Fairview: Where the Houses Went and the Few That Stayed
The City of Vancouver's heritage record for 1356 West 13th Avenue says much of Fairview was redeveloped in stages through the twentieth century, with apartment buildings and towers replacing the single-family houses. It calls that Craftsman, built around 1910, a rare survivor, and says only a few remain in Fairview.
Most Fairview painting happens inside a building with a strata council or a property manager, and that building's rules come before the colour. Our house painters take on the survivors, our residential painters handle the suites and walk-ups, and we plan the two differently from the first phone call.
The survivors have names. The City's Fairview page lists Hodson Manor, built in 1894 at 1254 West 7th Avenue and moved two blocks in 1974, the 1889 Fairview House at 1151 West 8th Avenue, and the James England House at 2300 Birch Street. A house with a century of repaints needs the old layers dealt with first, so we scrape back to sound paint before we promise a finish.
The same page says CPR Land Commissioner L.A. Hamilton named Fairview in 1886, and that his survey set the numbered avenues and named the cross streets after trees. Birch and Hemlock Streets fit that pattern today. Give us the avenue and the cross street and we can place your building on the grid before we visit.
Broadway Subway Stations, VGH and Cambie: Getting to a Fairview Job
Oak-VGH and South Granville stations are in Fairview, and Broadway-City Hall sits on its Cambie Street edge. Oak-VGH is at Laurel Street and Broadway. South Granville is built into the base of PCI Developments' 39-storey The Stories tower at Broadway and Granville. Daily Hive reported in June 2026 that the line was about 18 months from opening, which points to late 2027.
Access is the first question on every job near Broadway. Since July 20, 2026, two blocks of West Broadway between Cambie and Alberta have been closed to all vehicles, buses included, with traffic detouring along West 8th Avenue. Daily Hive reports the closure should last about six months. If your building is near Cambie, we would do the interior first and leave outside work until Broadway reopens. Tell us what parking and delivery look like on your block.
The Broadway Plan explains why cranes keep appearing. The City says the 2022 plan covers parts of Kitsilano, Fairview and Mount Pleasant, and its May 2026 update reports more than 8,400 net-new homes approved. Where a building goes up a strata corporation follows, and a strata's rules are the first thing we ask for.
Interior and Exterior Painting in Fairview: Suites in the Wet Months, Exteriors in the Dry
On a Fairview walk-up or one of the old houses, an exterior job runs from wash and scrape through repair and prime to paint, and it belongs in dry weather. We would not start a Fairview exterior in November. Our exterior painting for Fairview's older buildings starts with the age of the building, because that tells us what is under the surface.
Suite interiors get repaired, primed and painted, trim and doors included, once floors and furniture are covered. That makes the wet months the right time for interior painting inside Fairview suites and apartments, since the outside jobs are waiting for a dry spell anyway.
Commercial Painters Along South Granville's Gallery Row and Cambie Village
The City places Gallery Row in the South Granville shopping district and funds two business improvement associations in the neighbourhood, South Granville and Cambie Village. Shops and galleries on those blocks repaint around their opening hours, so our commercial painters ask for your busiest hours before they ask for a colour. We would sooner repaint a gallery in two stages than close it for a week.
Granville Street adds a second wrinkle. The City names the 1929 Dick Building and the Stanley Theatre as local landmarks, and a facade that old has taken many coats. We scrape storefront trim back to sound paint, paint in sections and plan backwards from the day you reopen. Our commercial painting for Granville Street storefronts and galleries works in that order.
Granville Island and the offices around the Vancouver General Hospital campus on West 12th Avenue need work done around customers and patients. We agree hours, access and a finish date with the building manager before the first day, because a painting contractor who skips that conversation loses the first morning.
Testing for Lead Before You Sand in Fairview's Older Walk-Ups and Houses
Health Canada puts the line at 1960: homes built before it probably contain lead paint, and exterior paint applied from 1960 to 1990 may contain some. The houses the City names went up between 1889 and the 1910s, and any walk-up from before 1960 falls in the same band.
Sanding or scraping lead paint makes toxic dust, and sound paint is sometimes safer left alone. If you manage an older strata building, ask every painter you interview, us included, whether they test before they sand, and get the answer in writing before the work is booked. Our advice is to test first on any building from before 1960.

What an Estimate Covers for a Strata Suite, a Granville Street Shop or a Surviving House
An estimate starts with the address and the year the building went up. For a strata suite, send us the council's rules on approvals, elevator bookings and quiet hours, and we plan around them. For a Granville Street shop, we agree the sections and the reopening date. For one of the old houses, we look at the trim, the siding and the age of the paint.
We do not price a Fairview building from photos alone. We visit, check the surfaces and give a clear price before anything is booked, and photos of the worst wall or trim help us prepare. Tell us if the unit is tenanted or part of a larger repaint, because shared corridors and tenants change the schedule.
Questions About Painting in Fairview, From Strata Councils to the Broadway Detour
Searching for painters near me in Fairview: does that include you?
If you are in Fairview, yes. Our shop is at 6625 Sophia Street in the Sunset neighbourhood, we cover all of Fairview, and we confirm timing at the estimate. Call (604) 374-0000 and tell us your cross streets.
Can you paint a suite in a Fairview strata building?
Yes. Send us the council's rules on approvals, elevator bookings and quiet hours, and we schedule around them, one suite at a time. Ask your manager whether the building needs notice before work starts.
Why are there so few Craftsman houses in Fairview?
The City's heritage record for 1356 West 13th Avenue says much of Fairview was redeveloped in stages through the twentieth century, with apartments and towers replacing single-family houses. It calls that c.1910 Craftsman a rare survivor. If you own one of the remaining houses, ask any painter how they price trim and whether they test for lead before you hire.
Does the West Broadway closure near Cambie affect a painting job?
West Broadway between Cambie and Alberta has been closed to all vehicles since July 20, 2026, with traffic detouring along West 8th Avenue. Daily Hive reports the closure should last about six months. We confirm access, parking and delivery times before we set a start date, so tell us if your building is near Cambie.
When do the Oak-VGH and South Granville stations open?
Daily Hive reported in June 2026 that the Broadway Subway was about 18 months from opening, which points to late 2027. Oak-VGH is at Laurel Street and Broadway, and South Granville is built into the base of The Stories tower. Construction near the stations can change where we park, so we ask about your block at the estimate.
Can you repaint a shop or gallery on South Granville without closing it?
Yes. We stage a storefront repaint in sections, working back from the day you reopen. Tell us when the shop is busiest and we keep clear of those hours.
Do I need approval to repaint a heritage house in Fairview?
The City's Fairview page lists Hodson Manor, the 1889 Fairview House and the James England House, and sets no paint rules. For a house on the Vancouver Heritage Register or one that is designated, the City's heritage planners are the people to ask about exterior changes, before you choose a colour.
Does my older Fairview building have lead paint?
Possibly. Health Canada expects lead in homes built before 1960 and says exterior paint from 1960 to 1990 may contain it. A walk-up from that era is inside the range, so ask about testing before anyone starts sanding.
Do you paint around the Vancouver General Hospital?
Yes, we take on painting around the VGH campus and the rest of Fairview. Offices and clinics need hours agreed with the building manager, so we settle access and a finish date before the first day.
What does a Fairview estimate involve?
Phone (604) 374-0000 or write through our site. A visit comes first, so we can check the surfaces, and the clear price follows before any work is booked. We charge nothing for estimates.
