Painters in Burnaby

Burnaby borders Vancouver along Boundary Road, and Celestial Painting serves it from our base on Sophia Street in Vancouver. We have served the Lower Mainland for more than 25 years, painting houses and condos inside and out and taking on commercial and industrial jobs. Burnaby's paint work splits three ways: the business centres, the towers around Metrotown, and the older houses of North Burnaby. This page covers what is specific to each, including the rules on working hours. Call (604) 374-0000 for a free estimate, or read on for what applies to your property.

Commercial and Industrial Painting Across Burnaby's 16 Business Centres

The City of Burnaby lists 16 high-amenity business centres, which makes commercial and industrial painting a real part of life here. Marine Way Estates covers about 86 acres of light industrial, office and flex space, and Marine Way Boundary adds roughly 75 acres of light and heavy industrial and warehousing. Glenlyon Estates is a 130-acre park of offices, high-tech space and labs. Lake City is the largest, at about 400 acres, and runs from light and heavy industrial to office use.

Those are very different buildings. A lab or office in Glenlyon Estates needs tidy, scheduled work that leaves nothing behind, while a warehouse on Marine Way has racking, loading doors and floors that take a beating. Our commercial painting for tenants in business centres is planned around your operating hours, and we confirm the approach at the estimate rather than assuming one schedule fits every unit.

Industrial sites get a site assessment before we quote. For concrete floors, structural steel and corrosion protection, see floors, steel and coating work for Burnaby industrial tenants, and tell us what the surfaces face, whether that is chemicals, forklift traffic or moisture. A larger building is often easier to plan in sections, so the rest of the site keeps running.

If you manage several units across Discovery Place, Burnaby Business Park or Glenwood Industrial Estates, send us the list. We can walk each site and give you a clear estimate for every one. The City describes Burnaby Business Park as about 83 acres of light industrial space, and Glenwood Industrial Estates as about 90 acres of offices and light industrial.

Metrotown's Towers: Concord's Sky House and the Older Buildings Around It

Metrotown is the part of Burnaby changing fastest. Council approved the Metrotown Downtown Plan unanimously in late July 2017, replacing a plan that dated from 1977, and it raised density allowances across six sections of the Metrotown core. At the time, Burnaby forecast about 125,000 new residents by 2041.

The most visible result is Concord Pacific's Concord Metrotown, on the northeast corner of the Metropolis at Metrotown site. Its first phase has three towers. The 45-storey and 33-storey towers had topped out by July 2026, and the 65-storey Sky House, at 228 metres, was expected to top out in late October 2026. Concord expects the whole first phase to be complete in 2027.

New towers arrive finished, so most repainting happens in the buildings that have stood around Metrotown for decades. Strata councils plan hallway, lobby and suite repaints, and owners refresh condos before they sell or rent. We work inside strata rules, so tell us early about any council approval, elevator bookings or quiet hours, and we build the schedule around them.

Shops and Offices Near Brentwood, Metrotown, Edmonds and Royal Oak Stations

Burnaby has four town centres, Lougheed, Edmonds, Metrotown and Brentwood, and SkyTrain ties them together. The Millennium Line runs through Gilmore, Brentwood Town Centre, Holdom, Sperling-Burnaby Lake, Lake City Way and Production Way-University. Metrotown, Patterson, Royal Oak and Edmonds are on the Expo Line.

Brentwood Town Centre station, at 4533 Lougheed Highway, opened on August 31, 2002, and it is the only station in the system built on a median, directly above the road. Shops and offices near a station like that depend on people walking past, so a tired storefront counts. We plan retail repaints around opening hours and finish display and customer-facing areas before you open.

New tenants in a town centre often need walls and ceilings repainted on a tight fit-out schedule. Tell us the date you get the keys and the date you plan to open, and we plan backwards from the opening.

Burnaby Heights: Repainting Houses North of Hastings Street

Burnaby Heights runs from Boundary Road in the west to Gamma Avenue in the east, with Hastings Street as its main street. The land drops steeply to Burrard Inlet in the north. A local real estate guide notes many heritage homes here, built by early British settlers and mostly north of Hastings Street, with apartments and condos concentrated along Hastings itself.

Craftsman-style house with painted siding and trim

Cambridge Street, MacDonald Avenue, Trinity Street and Triumph Street are among the streets with these older houses. An older wood house asks for patient exterior prep. We scrape and sand failed paint, caulk gaps, repair rot where we find it and prime bare wood before the topcoat.

For siding, trim, fascia and doors, see how we handle exterior painting for older Heights houses. The estimate is where we look at the condition of the paint and the wood, and tell you what needs repair first.

If Your Burnaby House Is Protected, Ask the City Before You Choose Colours

Burnaby keeps a Community Heritage Register. The City says more than 50 heritage resources are protected through designation bylaws, Heritage Revitalization Agreements and covenants. The oldest protected building is the 1891 Wintemute House at 7640 Berkley Drive, and the newest is the 1965 Baldwin House, designed by Arthur Erickson.

A Heritage Revitalization Agreement gives an owner incentives, such as relaxed zoning and subdivision rules, in exchange for heritage designation. The City's page does not say what an agreement allows for exterior painting, and it says the Planning and Building Department monitors compliance with the bylaws and agreements.

If your house is on the register, or you are not sure, ask the City before you pick colours. Send us any agreement or designation paperwork at your first call, and we build it into the estimate so the question is settled before work is booked. Richmond has its own heritage permit system in Steveston Village, and our Richmond page explains how Steveston Village heritage permits work.

Working Hours in Burnaby: What Noise Bylaw No. 7332 Means for a Paint Job

The City of Burnaby's Noise Bylaw No. 7332 covers noise from construction sites and renovation. The City's noise page lists when construction, alteration and repair work cannot happen: on weekdays between 8 pm and 7 am, on Saturdays between 8 pm and 9 am, and on Sundays and statutory holidays.

There is one exception for homes. Alteration or repair of a residence by the owner, occupier or a contractor is allowed between 9 am and 8 pm on Sundays and statutory holidays. The bylaw also sets a limit of 85 dBA, measured at least 15.2 metres from the source in a residential district.

The City's page does not name painting or pressure washing, so we plan jobs inside those hours and confirm the daily start time with you at the estimate. If your strata or landlord sets shorter hours, tell us and we follow the stricter rule.

What an Estimate Covers for a Heights House or a Marine Way Unit

House with painted green stucco walls and wood trim

An estimate starts with the address and the type of property. Call (604) 374-0000 or send the details through our website, and add the year the building was built if you know it. We visit, look at the surfaces and quote a clear price before anything is booked.

For a Heights house, we look at the siding, the trim, any rot and the age of the existing paint. For a business centre unit, we walk the space with whoever manages the site and agree the hours, the access and the areas that must stay clear. For a Metrotown strata suite, we ask for the council's rules before we set a start date.

Many owners near the border ask about both cities. Our Vancouver page covers houses on the Vancouver side of Boundary Road, and all the places we work are listed on one page. Across Burrard Inlet, how North Vancouver's City and District rules differ is covered on its own page. Next door, New Westminster's Sapperton and Braid Street district has one too. Further along the Evergreen Line, Coquitlam's Burquitlam towers and Maillardville heritage streets have their own page.

Questions About Bylaw Hours, Heritage Houses and Business Centres in Burnaby

What hours can you work on a house in Burnaby?

Burnaby's Noise Bylaw No. 7332 bars construction, alteration and repair work on weekdays between 8 pm and 7 am, and on Saturdays between 8 pm and 9 am. We plan jobs inside those hours. At the estimate we agree the daily start time with you.

Can you paint on a Sunday or a statutory holiday?

The City's noise page allows alteration or repair of a residence by the owner, occupier or a contractor between 9 am and 8 pm on Sundays and statutory holidays. That exception is for homes, so for a business unit we plan around Monday to Saturday. Tell us about your property and we confirm what applies.

My Burnaby Heights house is old. What do you do differently?

We scrape and sand failed paint, caulk gaps, repair rotted wood and prime bare areas before the topcoat. Older wood siding often carries many layers of paint, so the estimate is where we look at what needs repair first. Many of the heritage homes in the Heights sit north of Hastings Street, and we check this on every older house.

My house is on Burnaby's heritage register. Can I repaint it?

The City's heritage page does not state what an agreement allows for exterior painting. Ask the City's Planning and Building Department before you choose colours, and send us any agreement or designation paperwork. We build it into the estimate so the question is settled before work is booked.

Do you paint in business centres like Glenlyon Estates and Marine Way?

Yes, we take commercial and industrial work. Glenlyon Estates, Marine Way Estates and Marine Way Boundary are among the 16 business centres the City lists, with uses running from labs and offices to light and heavy industrial. We assess the site first and plan the work around your operations.

Can you coat a warehouse floor or steel at a Lake City or Marine Way unit?

Yes, floors, structural steel and corrosion protection are part of our industrial work. Tell us what the surface faces, such as forklift traffic, moisture or chemicals. We choose the coating approach at the site assessment, before we quote.

Do you work in strata buildings around Metrotown?

Yes, strata and multi-unit building painting are part of what we do. Tell us the council's rules on approvals, elevator bookings and quiet hours, and we plan the schedule around them, in sections if the job is large.

Do you repaint suites in towers like Concord Metrotown?

New towers such as the Sky House are handed over finished, so repainting there is a question for later. If you own a suite in an older building nearby, or a newer suite you want refreshed, we paint condo interiors and can quote it. Call us with the building name and the unit type.

I run a shop near Brentwood or Edmonds station. Can you work around opening hours?

Yes, we plan retail repaints around opening hours and finish display and customer-facing areas before you open. Give us your closing time and your opening date, and we plan backwards from them. We confirm the schedule at the estimate.

How do I get an estimate for a Burnaby job?

Call (604) 374-0000 or send the details through our website. We visit, look at the surfaces and give you a clear price before any work is booked. Estimates are free.
