Ten Cities, From the Fraser Delta to the North Shore
Every city on this list has different housing, different weather exposure and different kinds of buildings. The notes below say what matters in each one, and the service cards further down show what we paint.
Painting in Vancouver
Vancouver is our home base, on Sophia Street near the Punjabi Market. The city defines a character house as one built before 1940 that keeps its original features, and older houses often need careful prep before any paint goes on. We also paint condos and commercial spaces across the city.
Painting in Burnaby
Metrotown is filling with residential towers, and older apartment buildings around it are being redeveloped. That mix means Burnaby holds everything from 1990s strata buildings to detached family homes. We paint homes across the city, plus offices and retail spaces for local businesses.
Painting in Richmond
Richmond sits low on the Fraser delta, so damp ground and humid air are part of every exterior job. Townhouse complexes and detached homes run from Steveston to the city centre. We paint interiors and exteriors here, with a free estimate before any work is booked.
Painting in North Vancouver
Rain is the main threat to exterior paint on the North Shore, so prep and drying time decide how long a finish lasts. Upper Lonsdale has a historic district of older wood-sided homes, and Central Lonsdale mixes older houses with newer buildings. We plan exterior work around the weather and the surface.
Painting in West Vancouver
Ambleside and Dundarave mix waterfront strata buildings with larger detached homes on the slopes above. Rain and exposure to the water are hard on exteriors, and the right prep matters more than the colour. Interior painting and exterior repaints are both on offer here.
Painting in Delta
Delta is three communities, North Delta, Ladner and Tsawwassen, and it holds two large industrial areas, Annacis Island and Tilbury. Homes and facilities need different planning. If you manage a site there, the industrial card below explains how we approach facility work.
Painting in New Westminster
Queen's Park has a heritage conservation area with homes built in 1940 or earlier, and Sapperton has houses from the early 1900s. Heritage rules can affect exterior changes on some properties, so check with the city before you choose colours. We can plan the work around what the city allows.
Painting in Coquitlam
Two clusters of tall residential towers, at Town Centre and at Burquitlam, stand beside established single-family streets. Strata buildings and family homes call for different planning. We paint homes across the city, plus offices and retail spaces for local businesses.
Painting in South Surrey
South Surrey includes Crescent Beach, Ocean Park and Morgan Creek. Homes there range from restored cottages to large custom builds on big lots, and each needs its own approach to prep and finish. We paint interiors and exteriors across the area.
Painting in Langley
Willoughby, in Langley Township, is one of the busiest growth areas in the Lower Mainland, with new townhomes going up beside established neighbourhoods. Older Langley streets have homes from earlier decades. Painting jobs across both are welcome.

Before You Call: What Helps Us Quote a Job in Burnaby, Delta or Anywhere Else on the List
A few details make the first conversation quicker, wherever the property is. You do not need all of them, and we can fill the gaps at the visit.
The address, or at least the neighbourhood.
The type of space: house, condo, office, shop or industrial site.
Which surfaces you want painted, inside, outside or both.
Any deadline, such as a sale, a move or an opening date.
A few photos, if you have them.
For exterior jobs, tell us how old the paint is and whether you have seen peeling or bubbling. In this climate, that says a lot about the prep ahead.
Why Rain Decides Exterior Jobs From Richmond to the North Shore
Rain does more harm to exterior paint across the Lower Mainland than sun or frost. Moisture gets under weak paint and into bare wood, which is why prep and drying time matter more than the colour on the label.
Richmond and Delta sit low on the Fraser delta, where damp ground and humid air affect exteriors. The North Shore gets steady rain, and strata buildings in Burnaby and Coquitlam face the same weather on a larger scale. A good estimate accounts for all of it.
Questions From Delta, Burnaby, Richmond and the North Shore
Which cities do you serve?
We are based in Vancouver and serve Vancouver, Burnaby, Richmond, North Vancouver, West Vancouver, Delta, New Westminster, Coquitlam, South Surrey and Langley. If your city is not on that list, call (604) 374-0000 and ask. We would rather talk it through than guess.
How do I ask for an estimate?
Call (604) 374-0000 or use the contact page. Tell us your city, the type of space and what you want painted. We will arrange a visit and give you a clear price before any work is booked.
Do you take on industrial painting around Annacis Island and Tilbury?
Annacis Island and Tilbury are two of Delta's large industrial areas, and industrial painting is one of our four core services. Tell us about the site and the surfaces you need painted. We assess the property and give you a free estimate.
Do you paint commercial spaces near Metrotown?
Yes. We paint offices, retail spaces and other business properties across Burnaby, including the Metrotown area. Describe the space and what you need, and we will explain what the estimate involves.
Can you paint a heritage home in Queen's Park?
Queen's Park has a heritage conservation area, so colour or alteration rules may apply to some homes. Check with the City of New Westminster before you pick colours. Once you know what is allowed, we can plan the work around it.
Does rain on the North Shore change how you paint exteriors?
It does. Rain is the main reason exterior paint fails on the North Shore, so surface moisture and drying time shape the plan. We check wood siding and trim at the estimate and tell you what prep the job needs.
Do you cover Steveston and the rest of Richmond?
Yes. Richmond is one of our ten cities, from Steveston to the city centre. Call with your address and the job, and we will book a visit.
Do you serve Willoughby and the rest of Langley?
Yes. Langley is on our list, including Willoughby, where many new townhomes are going up, and the older streets around it. Call with the address and the job, and we will tell you what we can do.
Do you cover Ladner and Tsawwassen as well as North Delta?
Delta is one of our ten cities, and that includes North Delta, Ladner and Tsawwassen. Call with the address and the job to book a visit.
Do you paint in Ambleside and Dundarave?
West Vancouver is on our list, including Ambleside and Dundarave. Interior painting and exterior repaints are both available there. Rain and exposure make exterior prep important, so we look closely at the surface at the estimate.
